Terms & Conditions
These terms set out the basis on which Bright House Life provides renovation and home improvement services. Please read them carefully before instructing us, and keep a copy for your records.
Agreement to these terms
By engaging Bright House Life — whether by accepting a quotation, signing a contract, approving a design or allowing us to begin work — you agree to be bound by these terms, together with any written contract, quotation or specification issued for your project. Where a signed contract differs from these terms, the signed contract takes precedence.
If anything in these terms is unclear, please ask us to explain it before you instruct us. We would much rather answer a question up front than resolve a misunderstanding later.
Our services
Bright House Life provides home renovation and improvement services, including:
- Home decor and interior design, styling and finishing work.
- Home exterior and garden renovation, including planting, pathways and outdoor lighting.
- Home security system supply, installation and configuration.
- Fire safety equipment, detection, alarm and suppression installation, and escape planning.
- Home loan and warranty guidance and administrative support.
- Roofing upgrade, repair and re-roofing.
- Solar panel and battery storage upgrade.
- Window and exterior door replacement.
- Flooring supply and installation.
- Bathroom remodeling, from layout through to final fit-out.
The precise scope of work for your project is defined by the written quotation, drawings, specification and schedule issued to you. Anything not listed there is not included unless we agree to it in writing.
Quotations and pricing
Our quotations are prepared from a survey of your property and are based on the information available to us at the time. They are valid for the period stated on the quotation, and they assume that the work can be carried out as described and in the agreed sequence.
Prices include labour and the materials listed. Where a provisional sum or allowance is shown, it is an estimate for work or an item that cannot be fully specified in advance, and the final cost will be adjusted to the actual figure.
If we discover concealed conditions — for example hidden water damage, unsuitable substrates, outdated wiring or structural surprises behind walls — we will stop, explain the situation and provide a written price for the additional work before proceeding.
Deposits and payment
A deposit may be required to secure materials and schedule your project. Unless your signed contract states otherwise, the balance of the contract sum is payable in staged instalments tied to agreed milestones, with a final payment due on satisfactory completion of the snag list.
Invoices are payable within the period stated on the invoice. Additional or varied work authorised in writing is invoiced as it is completed, or at the next milestone, as set out in your contract.
We will never ask you to pay a supplier or subcontractor directly for work that is covered by your contract with us. If you receive such a request by email or phone, please verify it with us on our published number before paying.
Programme and site access
We will agree a start date and a programme of work with you and will keep you informed of progress. Programmes are estimates: weather, supplier lead times, permit processing and conditions discovered during the work can all affect timing. Where a delay is likely, we will tell you as soon as we know and explain the effect on the programme.
You agree to provide reasonable access to the property, including utilities, parking and a safe route for materials. Where access is not available on an agreed day, we may need to reschedule, and any resulting cost may be chargeable.
Your responsibilities
To help us deliver the best result, we ask that you:
- Confirm design, material and colour decisions by the agreed deadlines, since late decisions can delay the whole programme.
- Tell us about anything that may affect the work, such as planned works by other trades, pets, security systems, allergies or access restrictions.
- Remove or protect valuable and fragile personal items from the work areas before we begin.
- Ensure that anyone else living at or visiting the property is aware that building work is taking place.
- Obtain any landlord, association or neighbour consent that may be required before exterior work begins.
Materials and warranties
Materials are supplied new and of good quality unless a quotation expressly states otherwise. We will fit them in accordance with the manufacturer's instructions, and manufacturer warranties are passed on to you wherever they apply.
Bright House Life warrants its own workmanship for the period stated in your signed contract. This warranty covers defects arising from faulty workmanship or installation by us. It does not cover fair wear and tear, accidental damage, misuse, alterations carried out by others, or issues caused by a failure to maintain the installed items.
Where we arrange warranty cover on your behalf as part of our Home Loan and Warranty service, the scope, limits and exclusions of that cover are set out in the warranty documentation provided to you.
Variations and extra work
You may ask for changes to the agreed scope at any time. We will provide a written quotation for the change, including any effect it has on the programme, before the work is carried out. Please do not instruct our trades directly — variations must be agreed with your Bright House Life project contact so they can be recorded, priced and scheduled properly.
Permits and compliance
Where a project requires a building permit, planning approval or an inspection, we will identify that requirement during the survey stage, advise you of the cost and include it in your quotation where we have agreed to manage it. We carry out work in accordance with applicable building, electrical, plumbing and fire safety codes.
You remain responsible for the accuracy of information you give us about ownership, boundaries, existing structures and any previous work carried out at the property.
Subcontractors and suppliers
We use specialist subcontractors and suppliers where a task requires particular certification or equipment — for example roofing, solar installation, electrical work, fire suppression and security systems. We select them carefully, require appropriate licensing and insurance, and remain responsible to you for the quality of the work they carry out on our behalf.
Limitation of liability
Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot lawfully be limited.
Subject to that, our total liability arising out of or in connection with your project is limited to the contract sum for that project. We are not liable for indirect or consequential loss, including loss of income, loss of use of the property, or the cost of alternative accommodation, except where such loss arises from our negligence.
We do not accept liability for the condition of pre-existing structures or for work carried out at the property by others before or after our involvement.
Designs and intellectual property
Drawings, plans, mood boards, specifications and designs produced by Bright House Life remain our intellectual property. You may use them for the project they were created for, including for maintenance and future reference. They may not be reproduced, shared with other contractors for a competing quotation, or used commercially without our written permission.
Cancellation
You may cancel a project before work begins by giving us written notice. If materials have already been ordered or fabrication has begun, the cost of those items may be chargeable. If work has already started, you will be invoiced for the work completed to the date of cancellation, together with any committed costs.
We may cancel or suspend a project where the site cannot be made safe, where access is repeatedly unavailable, or where payment due under the contract remains unpaid after reasonable notice. Where we do so, we will always explain why.
Events outside our control
We are not responsible for delays or failures caused by events beyond our reasonable control, including severe weather, storms, flooding, fire, supply-chain disruption, utility failure, strikes, or restrictions imposed by an authority. Where such an event affects your project, we will contact you to agree a revised programme and any resulting cost adjustment.
Complaints and disputes
We want every project to end well, and most concerns are resolved quickly with a conversation. If something is not right, please tell your project contact in the first instance. We will acknowledge your complaint, investigate it properly and put right anything that is our responsibility within a reasonable timeframe.
If a complaint cannot be resolved directly, we will escalate it to a senior member of the team and, where appropriate, consider independent mediation or dispute resolution before either side takes formal action.
Governing law
These terms are governed by the laws applicable in the State of Wisconsin, USA, and the courts of that jurisdiction will have non-exclusive authority over any dispute arising from them.
If any provision of these terms is found to be unenforceable, the remaining provisions continue to apply in full.
